1. Look for “Rent To Own” or “Lease To Own” Properties for Sale: Why? Rent to own properties are just what they say, rent to own. You put down a reasonable deposit that will go toward your down payment later when you actually purchase the house, and then you rent/lease the property until you are ready to buy.

This is a great way to get into a property “light” (with little money) while you are going through the process of getting qualified for the loan, getting credit repair, or just testing out the neighborhood or a new job location.

2. Look for “For Sale By Owner” Properties: When you buy a FSBO, you are looking for terms and not so much the price. You want to be able to get a deal that you are able to make payments over time on with a solid down.

In this case, the Owner is acting as the bank. You give them a deposit, then your down payment at the closing, and then you will make payments on the property the same way you would in a traditional deal, except the owner is acting as the bank.
